Construction begins on 200,000 square foot facility for future tenant use
A Fargo-based development company, Great Hall Properties, has begun construction on a new facility in northwest Sioux Falls. The $18.5 million facility is built on speculation that a future company will lease it.
“There haven’t been any such projects for a while, and some companies are growing fast and have nowhere to go. This project addresses that specific need,” said Chris Tyre, property developer at Alliance Management Group, the facility management company.
The nearly 200,000 square foot building will be located on 52 acres at the corner of I-90 and Marion Road, across from the South Dakota Department of Transportation.

The location means future users will have direct access to I-90 and I-29.
“I really believe this is one of the best locations in Sioux Falls for a business that is suitable for this type of building,” Tire said. “Sioux Falls is a central location in the Midwest, and its proximity to other markets like Omaha and Kansas gives the prospective tenant unparalleled access to everything they need.”
Alliance markets the facility to large regional companies looking to come to Sioux Falls and to those already there looking to expand.
The building will be best suited for distribution and logistics, Tyr said, but it could also work for manufacturing.
“Any tenant has the opportunity to really take ownership of the space,” Tire said.
The building will feature 36-foot-high ceilings and 20-foot-high dock doors that can double in height, as well as four drive-in doors. There will also be 252 parking spaces, 42 truck spaces and a trailer warehouse on campus.
Going forward, Great Hall Properties is looking to build one or two more buildings, up to 350,000 square feet, on the land, depending on what suits the tenant best.
The building envelope will be complete in early 2023, when potential tenants can view the space.
